Michael Thom Discusses Emerging Trends in Commercial Real Estate Lending
Michael Thom, a partner at Obermayer specializing in commercial real estate financing, was interviewed by GlobeSt.com for an article titled “This Expert Detects a Shift in CRE Bank Lending,” published on August 16, 2024. Michael noted that lenders are increasingly eager to finance previously unavailable opportunities, with a particular focus on suburban properties, that are benefiting from higher occupancy rates as more tenants return to nearby offices.
“Lenders are more eager to get the money on the street,” Thom observed during his interview with GlobeSt.com.
Despite these shifts, Michael explained that banks are not easing their strict underwriting standards.
“Banks remain cautious about commercial real estate loans,” he said, noting that properties are still being underwritten to higher standards to mitigate the risk of defaults.
