Tricia represents small, mid-size and large corporate entities involved in various types of commercial litigation, including contractual litigation, construction litigation, products liability, personal injury defense litigation (including national trucking entities), and Directors & Officers liability litigation. She concentrates on contract drafting and enforcement for facilities management/ maintenance entities in a wide variety of service industries within the commercial sector, especially with respect to the challenges and liabilities that can arise from contractual subcontractor relationships.
Tricia also focuses on insurance, defense/indemnity, and claim resolution provisions to substantially reduce and/or eliminate liability claim costs for her clients.
When not practicing law, Tricia can be found spending time with her two kids and two dogs, or following Philadelphia sports teams. She also loves British television shows and mystery novels.

She has represented numerous mid-size to large corporate entities involved in various types of commercial litigation, including contractual litigation, construction litigation, products liability, personal injury defense litigation (including national trucking entities), Directors & Officers liability litigation, architect/engineer professional negligence defense, and property management. She has also defended corporations in wrongful termination matters brought by former employees and represented physicians in breach of contract matters with health care institutions.
Tricia also has substantial experience in the representation of facilities management corporate entities in a wide variety of service industries within the commercial sector, with a focus on contract drafting with respect to insurance, defense/indemnity, and claim resolution provisions. An experienced trial attorney, Tricia has assisted national service industry contractors—such as janitorial, floor care, building repair, snow/ice removal, landscaping and lot cleaning/waste management companies—navigate the challenges and liabilities that can arise from contractual subcontractor relationships. She has recovered millions in liability claims-related costs for her service-industry clients. Tricia’s representation has effectively reduced and, in some cases, eliminated liability claim costs and, further, has promoted substantially reduced liability coverage premiums (in the millions) for her clients.
She has favorably arbitrated hundreds of disputes on behalf of her clients and has successfully litigated in both trial and appellate courts. Ms. Swann also serves as an arbitrator in the Philadelphia County Court of Common Pleas.
